Step 1 · Dates
What is genuinely free, not provisionally.
Four things, all of them on the operator's side of the line.
A guest booking a flat on the coast often cannot tell who they are actually contracting with: the owner, an agency, a platform, or a manager acting for someone who is not named anywhere. Here it is the company, in its own name, and that has a practical consequence rather than a philosophical one. When something goes wrong during a stay there is nobody to pass the problem to.
What is genuinely free, not provisionally.
Accommodation and tourist tax, separately.
Keys, access and who to call.
Checked, with any issue raised at once.
Deed of co-ownership and the rules.
Whether short stays are permitted at all.
Rent, term and responsibilities in writing.
Notification, attest and registration, by us.
This is the structure that keeps everything simple and lawful. The owner leases to us; we pay rent; we contract with guests in our own name and carry the operator's obligations, from notification to fire safety to the registration number. The owner has one counterparty and one payment instead of a stream of strangers, and no question arises about whether anybody needs to be a registered estate agent, because nobody is acting for anybody else.
Most owners discover the order of these steps the wrong way round, after a listing has already gone live. Accommodation in Flanders has to be notified before it is offered, has to meet the basic requirements the decree sets, and needs a fire safety certificate from the mayor. Since May 2026 the registration number also has to appear in the listing itself, and platforms are required to check it. None of this is difficult. It is only expensive when done late.
Before the unit is offered anywhere.
Including what fire safety requires.
Applied for from the municipality.
Shown in every listing, as required.
Written down, not left to judgement.
Checked against it, every time.
A number that a person answers.
Dealt with during the stay, not after.
Reviews are not really about the flat. They are about whether the bed was properly made, whether the shower ran hot, and whether anybody answered at nine in the evening when the front door code did not work. That is the whole job, and it is why accommodation that looks identical online performs so differently. We would rather run fewer units well than more units remotely.
A free first conversation, with no obligation. Owners: send the co-ownership rules and we will read them first.
